 How can auctions benefit you, as a seller? Why are they the best way to sell property? Well, there are a number of reasons:

As soon as you contact us, we will begin the process of bringing your home to the auction market! Prior to our first meeting we will have gathered all of the important information required to make the decisions relating to the sale of your home or property. We will have tax information, assessments, comparable home sales in the area and trending information.

From this point we will be able to discuss with you absolute sales techniques versus selling with a minimum sales price, seller expenses and closing procedures. As the property owner you must be able to furnish us with any mortgage information, outstanding balances, tax liens and any known title issues with the property.

We will provide you with available Auction dates and together we decide what will work best to bring your property to market Quickly and Successfully. As with all Real Estate Sales Methods, a contract will be provided that details the transaction from both sides,  that of the Seller and Auction Company. You will be provided with a Signed copy for your records and we will begin the Marketing Program as discussed. Signs will be placed on the property, the listing will be placed on the internet, appropriate advertisements will be placed in the newspaper.

We will conduct an Open House at the property at least one week prior to Auction time.  During  this last week, prospective buyers may do home inspections on their own or with the help of an outside company.  The inspections if any will be at the expense of the buyer and are usually only for their information. The Auction Company will collect pre-bids on the property. These legally binding bids are opening bids submitted by prospective buyers with the intention of buying the property at auction.

Auction Day!  Real Estate auctions are usually held at 10:00 am or 2:00 pm.  The property will be open for inspection usually at least 2 hours prior to auction time. The Auction Company will take all opening bids as provided by potential bidders and determine the Opening bid price for the property.  All properties listed will be sold with a 10% Buyer's Premium which is retained by the Auction Company for Services Rendered. Buyer's understand that a $100,000 bid will result in a total Sales price of $110,000. The high bidder is required to present a check for 10% of the high bid and will sign a Purchase contract along with the seller at the end of the auction.
The deposit check will be deposited by the Auction company into their escrow account until closing.

Property Closing. As specified in the contract, settlement will be within 45 days of Auction day. Penalties will apply to buyer's who fail to meet this deadline.

At closing, settlement will be made of any outstanding debts, i.e. the mortgage, attorney fee's, etc. and a check for the remainder will go to the seller.
